1. Comparative Market Analysis (CMA)

The Comparative Market Analysis Report (CMA) covers not only the recently sold properties but also currently active properties and expired listings. Property profiles including photos and statistical analysis such as square footage, the average price, and the price per square foot are provided. The CMA information can be very helpful to the seller in deciding the listing price.

 

2. Advertising and Marketing

Our company has an excellent marketing program that will take over once your property is listed. Our marketing program includes yard advertising, intra-company advertising, Multiple Listing Service (SoCalMLS), newspaper advertising, Internet advertising, and Century 21 brand name recognition. Our extensive and high quality exposure of your home in the real estate marketplace will attract maximum number of prospective buyers.

 

3. Negotiations and Counter Offers

When an offer to purchase your home arrives we will assist you with the important decision to accept or to counteroffer. We will analyze the areas such as lender financing, loan and other contingencies, seller financing, loan assumption, seller occupancy, tenant occupancy considerations, cost allocation, sale of buyer property, etc. so  an informed decision on the offer can be made. A well negotiated acceptance paves way for smooth escrow processing to close and title transfer.

 

4. Transaction Coordination

Once an offer is accepted and escrow opens, our Transaction Support System will coordinate everything that is needed for successful and timely completion of escrow and transfer of ownership. Some of the important items are all required disclosures, title search/policy, and termite inspection. Also, all required funds from the buyer and the loan funds from the lender must be deposited. We will ensure satisfactory resolution of all issues and successful close of escrow.
